What is it?
Mold grows where building materials stay damp after leaks, flooding, condensation, or poor ventilation. The best-established health effects of damp indoor spaces and mold are respiratory and allergic symptoms, asthma worsening, and hypersensitivity pneumonitis in susceptible people. Some molds can produce mycotoxins under some conditions, but a mold color or species does not show whether toxins are present or explain an individual symptom. The practical response is to fix the moisture source and safely remove the mold.

Dampness and mold are associated with cough, wheeze, upper respiratory symptoms, asthma symptoms, and hypersensitivity pneumonitis in susceptible people.
Infection risk for some people
People with weakened immune systems or chronic lung disease can be more vulnerable to fungal lung infections and should ask a clinician before entering or cleaning a mold-affected area.
Fatigue and neurological symptoms
Fatigue, headache, poor concentration, and memory problems are nonspecific. Evidence does not establish that routine indoor mold exposure causes these symptoms, so persistent symptoms need medical assessment for other possible causes.
How widespread is the problem?
Any building can develop mold when materials stay wet. People with asthma or mold allergy can react more strongly, and people with weakened immune systems or chronic lung disease can face more serious infections. Visible mold or a musty odor is enough reason to correct moisture and remove mold; routine home sampling is not needed to choose that action.
